Why use
our services?

A short guide for community managers: how WSI compares with other providers, how valet service shows up in your NOI, how our contracts work, and what our W-2 staffing and credentialing mean for your property. Print it or share it with your team.

Part 1 · How WSI compares

The details that
set providers apart.

Valet proposals can look alike on paper. These are the details that change your residents’ experience and your costs. Bring the questions to any provider you’re comparing.

Recycling liners and on-site sorting

Without provided liners, residents use garbage bags or buy their own. Recycling in a garbage bag is thrown away, because bags must be transparent for health and safety. Liners going into the dumpster also need the hauler’s approval. Our clear liners are approved, and our porters sort on site, removing what doesn’t belong. Together, these keep communities in line with local recycling ordinances, and we exceed their requirements.

Ask any providerAre recycling liners provided and approved by our hauler? Is recycling sorted on site?

  1. Opaque garbage bag
  2. Can’t be checked inside
  3. Thrown away as trash

  3. Collected as recycling

A contamination prevention guarantee

Contamination charges now average $275 per occurrence, and they keep rising. If your community is charged, we contact the waste hauler and get the fee reduced or waived, or we pay it on your behalf. Most often, it’s waived. With auto-locking dumpsters on site, our recycling program also helps reduce trash dumpster fees and eliminates contamination fees.

Ask any providerWhat happens if our community is charged for contamination?

  1. A contamination charge appearson your community’s hauler bill.
  2. WSI contacts the haulerand works the charge directly with them.
  3. The charge is resolvedWaived (most often)ReducedPaid by WSI

Service hours that suit residents

Residents set bins out between 6 and 7 p.m., giving everyone, commuters included, the chance to use the valet amenity. Our porters collect from 7 p.m. and are off site by 10 p.m. We keep the hours after 10 p.m. for emergency service completion only, so your community stays quiet late in the evening. These are typical hours: start times vary by community, and we set yours with you.

Ask any providerWhen is the set-out window, and when are porters off site?

  1. Residents commuting home
  2. Bins out, 6–7 p.m.
  3. WSI porters collect, 7–10 p.m.

Key takeawayAsk what’s included, not just what’s quoted: liners and on-site sorting, contamination charges, service hours, bulk removal, consulting and reporting all affect what the service really costs your community.

Part 2 · NOI and your community

How valet service
shows up in NOI.

Net operating income (NOI) is the number owners and lenders watch most closely. Here’s how a valet program can add to it, and why that matters for your community’s value.

Resident service revenueWhat residents pay for doorstep serviceLess service costWhat the service costsNOI contributionWhat’s left adds to NOIProperty value impactValued as NOI ÷ cap rate

Resident service revenue, less the cost of service, is the program’s contribution to net operating income (NOI). Properties are commonly valued as NOI divided by a cap rate, so added NOI raises property value: at a 6% cap rate, each $1 of added annual NOI supports about $16.67 of value.

An estimate only, before unpaid fees or local fee rules. We review your fee structure before we propose anything.

  1. 1

    NOI is what operations earn.

Rents and fees, less operating expenses such as staff, utilities, maintenance and services. Debt payments and capital projects sit outside it.

  2. 2

    Value follows NOI.

Properties are commonly valued as NOI divided by a cap rate, so every dollar of NOI added or lost is multiplied in the property’s value.

  3. 3

Valet service can add to it.

When resident service revenue covers the full program cost, the difference adds to NOI. Avoided contamination charges and overages, and an on-site team freed for turns and repairs, help protect it.

Key takeawayA property is valued on its NOI. At a 6% cap rate, each $1 added to annual NOI adds about $16.67 to what the property is worth, so $10,000 a year in added NOI is roughly $167,000 in value.

Part 3 · Contracts and terms

Contracts that
fit your community.

Local ownership keeps our overhead low, so rates stay competitive. Contract negotiations and requests are handled directly by leadership and acted on right away.

  • Phase-inYour first month is free, then the price ramps up in stages.
  • Lease-upFor new communities as units fill.
  • Service transferSwitch from your current provider.

Key takeawayAnnual increases are capped at 4–5% (the industry standard is between 6 and 15%), and every contract includes a 30-day for-cause out with no penalty. Phase-in, lease-up and service transfer agreements fit where your community is today.

Part 4 · W-2 associates, not contractors

Our associates,
not contractors.

Every WSI porter is a W-2 employee of WSI: background-checked, trained and managed by us. Each one completes an extensive four-day training period, with an orientation covering all operations and conduct while on site, plus Fair Housing information. We don’t use 1099 independent contractors or subcontractors.

Key takeawayWith W-2 associates, the people at your residents’ doors are WSI’s responsibility: trained for four days to our standard, covered by our payroll and workers’ compensation, and backed by six layers of staff.

Part 5 · Vendor credentialing

Fully credentialed,
always current.

WSI is fully compliant with the third-party vendor credentialing programs that property management companies use to approve and monitor their vendors.

  1. WSI

Submits insurance and company records, and renews them before they lapse.

  2. Credentialing service

An independent third party verifies the records and flags anything missing or expired.

  3. Your management company

Sees WSI as approved and current, without collecting the paperwork itself.

Key takeawayCredentialing means an independent third party has verified WSI and keeps checking, so your team can approve us quickly and doesn’t carry the risk of a vendor whose coverage has lapsed.
